BUYER EDUCATION
I divide the home buying process into three phases, locating the home, negotiating the home, and closing the home. During each phase I will fully explain your options and what is in your best interest. I will make sure that you have all the relevant facts and information available so that you can make intelligent home buying decisions. I firmly believe that a fully informed and educated Home Buyer is a better Home Buyer.


HOME BUYING EXPERT
The vast majority of real estate professionals are trained in the art of how to get listings and sell homes, very few are taught how to work properly with Home Buyers. In contrast, all of my experience is related to fully representing the Home Buyer. I have a single focus in training, since working with Home Buyers is all I do. I am well versed in areas such as market conditions, home values, disclosures, agency relationships, negotiating strategies, appraisal and inspection issues, purchase agreements, contingencies, other contract issues, and more. I am the expert at working with Home Buyers, servicing their needs, and saving them time, money, and aggravation.

I have an entire team of mortgage professionals, home inspectors, real estate attorneys, builders, and other real estate professionals available for consultation should you need their assistance during the home buying process. Everyone I involve in the home buying process will have looking out for the Buyer's best interest their primary concern.  I always attempt to negotiate lower costs and fees from any third party contractor and am never paid for recommending anyone.

PRE-HOME BUYING

MORTGAGE APPROVAL
It is a must that a Home Buyer be pre-approved for a mortgage prior to looking for a home.  I have teamed with multiple lending institutions so that I can offer Home Buyers a vast array of mortgage products. You will also receive my exclusive discounts on fees and closing costs from these lenders. I encourage all Home Buyers to give my preferred lenders a call - there is no obligation and you may just save some money.  It is our goal to provide you with the best mortgage options possible and to save you money on your mortgage costs. It's important to note, that unlike some other real estate professionals who make money from recommending certain mortgage companies (or other service providers) I receive no "kick back" from any service provider I recommend.  My recommendations are made because I feel a particular service provider will act in the best interest of the Home Buyer.

HOME BUYING CONSULTATION
I discuss with all my Clients their home buying needs, wants, and objectives. During the initial consultation I further explain my strategies for meeting the Home Buyer's objectives and lay out specific actions for each Home Buyer.  For reasons of an obvious nature I cannot disclose all of my strategies and secrets for serving the Home Buyer's best interest over a public medium such as the internet. Doing so could potentially compromise the very interests I am dedicated to serving. Many of my methods require that they be kept confidential between myself and my Clients.   I possess exclusive, proven methods of accomplishing my Buyer Client's goals that are a direct result of years of experience working soley with Home Buyers.

LOCATING THE HOME

Phase 1

SMART SEARCH ®
Through the years I have developed some unique ways of finding homes for my Clients. My Smart Search® system is an exclusive, total, complete, exhaustive, and thorough search of both available and currently unavailable properties meeting my Client's criteria. I have the ability to search for homes . . .

· listed with any real estate company
· offered as "for sale by owner"
· offered by any Builder (new construction homes)
· offered as a bank repossession, foreclosure, or otherwise distressed
· on any relevant internet site
· in any pertinent publication
· that have not yet come on the market

I provide you with a direct link, via email, to the regional MLS (Multiple Listing Service), the largest inventory of "listed" homes in Metro-Detroit. The link updates itself automatically giving you the opportunity to view homes as soon as they become available. You will not find a more relevant or timely information source regarding "listed" homes for sale anywhere.

In addition to the above mentioned resources for locating a home I have other exclusive means available which can make virtually any home a possibility for purchase. I will be glad to go over these additional ways of finding a home during a no obligation home buying consultation.


I cover the entire metro-Detroit area, and in particular Oakland, Wayne, Macomb, and Livingston counties. My referral network can put you in contact with an Exclusive Buyer Agent most anywhere in the United States.

NEGOTIATING THE HOME
Phase 2

My biggest strength with regard to negotiating the purchase contract of a home is that I am truly on your side while negotiating. It's my passion to obtain for you the best price and best terms possible. Also, I have more experience and training than most anyone else in the country with regard to negotiating on behalf of Home Buyers. I consider each and every aspect of negotiations; national and local market conditions, motivations, value, inspections, exposure, timing, and more. During negotiations I will do everything possible to strengthen and advocate your position by utilizing my proven and effective negotiating strategies, thereby saving you money.


I am one of only a few Brokers that is also a state licensed appraiser. I will be able to answer any appraisal related questions you may have and to provide you guidance with regard to a home's value.


It is also important to note that my compensation is not tied in with the sale price of home the same way a traditional Agent's commission is. For the traditional Agent, the lower the sale price the lower the commission, so consequently the traditional Agent may not be fully motivated to try and obtain for you the lowest price possible. However, I have a compensation structure that allows me the freedom to negotiate for my Buyer Clients the lowest price possible. I would be more than happy to explain further details of how I'm compensated during a home buying consultation.


In addition, several national studies have shown the money saving benefits of using an Exclusive Buyer Broker like myself to negotiate on your behalf when purchasing a home.

CLOSING THE HOME

Phase 3

Closing predominantly involves my careful coordination of other real estate professionals involved in the transaction, such as the mortgage and title company. My primary function during this time is to make sure everybody else is doing their job properly, all so that my Buyer Client can have a trouble free closing.


One very important task is to make sure that all the final closing documents are in order and executed in accordance with the purchase agreement. Also, I will prepare my Client with regard to closing, reviewing the closing documentation with them, and tending to any last minute details.


I will also pay close attention to such items as switching utilities, coordinating moving companies, contractor visits, the transferee of keys, etc . . .


BOTTOM LINE: I will do everything I can to ensure a smooth, hassle free closing for my Buyer Clients.

POST-CLOSING

You may have Home Owner related questions after you move in or possibly be in need of a contractor or handyman. I am more than happy to do my best with providing you solutions for these types of issues - just give me a call anytime after closing on your home.
